Leasing: +

We understand normal business hours are not always the times a potential renter is available to see your property. That’s why we work long hours when necessary to provide the best service for leasing your investment as quickly as possible. We do not charge until your home is rented so we work hard to prevent rent loss. If you are not making money, we are not making money. Services include: Full rental application Screening and Verification: background investigation, rental history verification, financial and credit history, employment verification, eviction/criminal/lien history on all adult applicants. All leases and contracts are drawn and can be customized according to the property.

Marketing:+

We do not earn any money until your property get rented so we promote your property as extensively as possible using an on-sight sign, inclusion to our website and we have three flyers that syndicate to all the major sites plus more sites than most people know about such as Craigslist, Trulia, Zillow, Google Base, Oodle, Propsmart, Enormo, ByOwnewrMLS, ForRent.com, FastRental, Hotpads, DotHomes and local online newspaper sites like oc.kaango.com, etc. Additional advertising is available with the ad costs the responsibility of the home owner (realtor.com, local Newspapers, Pennysaver, etc.) We do not list rentals on the MLS or use lockboxes unless requested by homeowner. The reason is we want to have direct contact with each prospect interested in renting and would prefer to not have another agent be in-between.

Property Inspections: +

A thorough walk-through with the new tenant is done before move-in to inspect and record any potential prior damage. This prevents issue at move-out regarding damages done and any withholdings of the security deposit. Inspections are also done on the exterior of the property every quarter with one of our agents driving by the property. If we feel for any reason there is need to enter the home we serve notice immediately and do an interior inspection. We also do an interior walkthrough annually before signing a lease extension. No additional cost.

Accounting: +

Monthly or Quarterly accounting available and year end accounting is completed by a professional bookkeeping/accounting service at no extra charge. Statements are emailed monthly and can be viewed through the owner's portal. Services such as landscaper, pool service and maintenance costs can be deducted from the rent and paid by us so you would not have to directly.

Rent Collection: +

We collect rents and are firm to ensure prompt payment from tenants. We do not charge if the home is vacant. If you are not making money, we are not making money. Direct deposit through ACH (Automated Clearing House) is available to clients who would prefer not to receive checks.

Maintenance and Repairs: +

We are available 24 hours per day and seven days a week for any emergency that may occur. We have an affiliation with all home repair services that may be required, including landscaping, and only work with qualified professionals licensed and bonded when needed. We do not allow the tenant to complete repairs. Even a good tenant will not generally feel inclined to complete the job at the greatest level considering the property is not one they own. We are confident in our team of tradesmen. Through the years we have established professional, reliable and competent workers.

Owner's Portal: +

The owner's portal gives you access to your account online. Here you can access all monthly statements including bills and maintenance invoices, paperwork such as the signed lease agreement, and you can even approve or deny tenant work orders. Tenants must login to the tenant portal and request maintenance repairs for all non-emergency fixes. Depending on the repair needed, the owner can chose to approve the request and instruct how they would like the work order handled.

Notices:+

3 Day, 30 Day, 60 Day and Evictions are handled by us and coordinated with a local real estate attorney or eviction agency.

Management Fee+

$100.00 - Inland Empire: 6% - Orange County.

(Inquire about multi-units discounts and area incentives).

Placement Fee: +

$595 Flat Fee. We do not charge half of your first month's rent like many other management companies (no additional fee is required if a new lease is needed or for lease renewals for the same tenant.)

*Flat Rate placement fee is with a rental management agreement; however, we do offer Placement Only services as well.

(minimum placement only fee of $995: does not include MLS service).

Lease Take Over: +

If you are a DIY landlord (or have a management company you are unhappy with) and have a troublesome tenant we can help. A lease takeover is not uncommon. Unfortunately, often times these tenants need to be evicted but that's certainly not always the case. Lease Take Over $100. With Inspection $200.

We are a fully licensed Real Estate Brokerage available seven days a week to all clients and any potential emergency situations. Wildomar Property Managers

The city of Wildomar was recently incorporated on July 1,2008 and is the 25th city in Riverside County. The name itself is a combination of the three founders of William Collier, Donald Graham and Margaret Collier Graham.

Wildomar is not an overly large city comprising of 24 square miles but there is a wide range of housing from homes with acreage and horses to modern style new tract homes. With the mix of rural to urban and from older to new homes (developments being built today) Wildomar is a lovely place to live.

Pricing for either a rental or to purchase is very affordable. The real estate market provides a lot of home for your money and they are well built too. Located between Murrieta to the south and Lake Elsinore to the north, and with the I-15 running through the center Wildomar is a quaint city that's just minutes away from larger ones. With the Santa Rosa Plateau just to the west with it's beautiful mountain views Wildomar may be little compared to its neighboring cities, but it's a great place to call home.
