 Ocean West Realty provides professional property management services. We work hard to insure you don’t have to. There is a lot more involved than having someone move into your property and then simply collecting rents. We handle all the daily necessities (tenant relations, rent collection, maintenance, evictions if necessary and the potential two AM emergency calls) plus we complete an approval evaluation on all potential renters.

 Full Service Management

 With three branches to serves you in Orange County, Los Angeles and Inland Empire:

 ·         Leasing: We understand normal business hours are not always the times a potential renter is available to see your property. That’s why we work long hours when necessary to provide the best service for leasing your investment as quickly as possible. Services include: Full rental application Screening and Verification: background investigation, rental history verification, financial and credit history, employment verification, eviction/criminal/lien history on all adult applicants. All leases and contracts are drawn and can be customized according to the property.

·         Marketing: We promote your property as extensively as possible using an on-sight sign, inclusion to our website as well as on sites such as Craigslist, Trulia, Zillow, Google Base, Oodle, Propsmart, Enormo, ByOwnewrMLS, ForRent.com, FastRental, Hotpads, DotHomes and local online newspaper sites like oc.kaango.com. Additional advertising is available with the ad costs the responsibility of the home owner (realtor.com, local Newspapers, Pennysaver, etc.) 

·         Property Inspections: A thorough walk-through with the new tenant is done before move-in to inspect and record any potential prior damage. This prevents issue at move-out regarding damages done and any withholdings of the security deposit. Inspections are also done on the exterior of the property every quarter with one of our agents driving by the property. We also contact the neighbors and ensure they have our direct number incase any disturbance is created by the tenant. 

·         Accounting: Monthly or Quarterly accounting available and year end accounting is completed by professional bookkeepers at no extra charge.

·         Rent Collection: We collect rents and are firm to ensure prompt payment from tenants. Direct deposit through ACH (Automated Clearing House) is available to clients who would prefer not to receive checks.

·         Maintenance and Repairs: We are available 24 hours per day and seven days a week for any emergency that may occur. We have an affiliation with all home repair services that may be required, including landscaping, and only work with qualified professionals licensed and bonded when needed. We do not allow the tenant to complete repairs. Even a good tenant will not generally feel inclined to complete the job at the greatest level considering the property is not one they own.

·         Notices:  3 Day, 30 Day and Evictions are handled by us and coordinated with a local real estate attorney or eviction agency.

·         Management Fee: $95/Month Fee (units renting for under $1,000/M $50/m flat fee).

·         Placement Fee: $395 Flat Fee. We do not charge half of your first months rent like many other management companies. We do not charge fees for rental take-over with tenants already in place and no additional fee is required if a new lease needs to be drawn for the same tenant.
